CONDITIONS OF APPROVAL <br />PA -1000087 <br />Myers, et al <br />�y <br />Lot Line Adjustment Application No. PA -1000087 was approved by the San Joaquin County <br />Community Development Department on May 24, 2010, which is the effective date of approval. <br />Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />This approval will expire on November 23, 2011, which is 18 months from the effective date of <br />approval, unless a !Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br />been filed, if required by the Land Surveyor's Act. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Corinne King, [209] 953-7509) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels. Parcel One to contain <br />10.32 acres and Parcel Two to contain 48.66 acres as shown on the site plan dated April 13, 2010. <br />b. NOTICE OF:LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment' shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be su(?mitted to the Surveyor's Division for review and forwarding to the Community <br />Development< Department. The legal descriptions shall be prepared, stamped and signed by a <br />Registered ovil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br />Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br />enter into a 60w contract prior to recording the Notice of Lot Line Adjustment. The Notice of Lot Line <br />Adjustment scall not be recorded until the Williamson Act Contract application has been deemed <br />complete. Filing Fees are required for this application. (Government Code Section 51257) <br />d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br />(1) Parcel 2shall have a minimum lot width of 330 feet. (Development Title Section 9-610.4) <br />(2) Parcel 2 -shall have a minimum lot size of 40 acres. (Development Title Section 9-610.2) <br />(3) Parcel 1 .shall have a minimum lot size of 10 acres. <br />2.
