CONDITIONS OF APPROVAL <br /> PA-0500453 <br /> Olcese <br /> Minor Subdivision Application No. PA-0500453 was approved by the San Joaquin County <br /> Community Development Department on June 5, 2006. The effective date of approval is June 15, <br /> 2006. This tentative map approval will expire on June 14, 2009, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Karla Kuhl, 468-3103 ) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> dated August 17, 2005. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 5 acres. (Development Title Section 9-610.2) <br /> d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirement will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Community Development Department for a building permit: <br /> (1) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction Having Authority (CFC 1103.240). <br /> (2) This project shall comply with the San Joaquin Development Title Section 9-1150.18 Road <br /> Naming Procedures. Please contact the Community Development Department at 468-2193 to <br /> complete this process prior to requesting Fire Department approval. <br /> (3) The road to be named Jocher shall align with the existing Jocher Road to the east and the <br /> elevation change to be corrected as the fire road is completed.
