Seibel <br /> ADDRESS: 23233 N.Jack Tone Road APN: 007-280-22 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Jack Tone Road has an existing right-of-way width of 60 feet and a planned right-of-way width of the same. <br /> Pearl Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at <br /> the time of building permit application. <br /> The fire road shall be required to be improved in accordance with the requirements of San Joaquin County Fire <br /> Chiefs Association Standard 902.2.2. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Dedication to result in a twenty-five (25)foot wide right-of-way from the centerline of Pearl Road to the <br /> property line shall be required across the frontage of Parcel 1. Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-1150.5) <br /> 3. Structures, fences, landscaping and,any or all obstructions shall be removed from the dedicated right-of�way, <br /> prior to recording the Parcel Map. <br />
