1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel having 40 acres, located at <br /> �- 23350 N. Jack Tone Road, Acampo, California. The project is in a rural community and 1 <br /> is zoned AG-40. The project parcel number is APN 021-050-08. <br /> Description of proposed development: The purpose of this project is to divide the 40 acre <br /> Parcel into two parcels. One Homesite parcel will contain 4.82�acres and the "Designated Remainder" <br /> parcel will contain 35.2 acres. <br /> la3 Parcel Location Map: (See Appendix). <br /> 1.3l Site Map: (See Appendix). <br /> 2.0 PAST PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owners, Juan & Rosemary Chavira,have owned the property for the past 12 years. <br /> The past and present use for the property has been used for poultry farming, seasonal crops, and <br /> as the owners homesite. The "Designated Remainder" parcel will be used for a proposed vineyard �y <br /> and the smaller parcel will continue to serve as a homesite parcel. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to divide <br /> the ex'sting 40 acre parcel into one homesite parcel and one"Designated Remainder" parcel. There <br /> is _existing home on the property with a septic system installed. (See Appendix.) �3 <br /> 3.2 Site Septic Permit History: Research for on-site septic permits reveal one permit issued <br /> for this property. (See Appendix) (3.Z� <br /> 3.3 Discussion of on-site septic repair history: There is no history of septic repair, however there <br /> is one permit for septic destruction. (See Appendix). (3'3) <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the / ` <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage pits. 6 <br /> (See permits in Appendix.) <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems at /��� <br /> San Joaquin County Environmental Health Department records,the septic systems in this general <br /> area range in installation dates from 1967 to 1996. (Copies of permits are in appendix.) <br /> 3.6 Discussion of General Area Septic Tank Repair History: Repair/addition history of the septic <br /> systems in this area reveals that the leach lines and seepage pits have resulted in consistent performance. 634 <br /> There are few incidences of repair/addition in the area.
