Community' Development-Department on October 28, ,2004. The .effective date of approval is <br /> November 7, 26042 This tentative map approval--will expire on November 7, 2007, which -is three <br /> €; ,years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and(2)-a Parcel Map has been filed With.and accepted by'the County Surveyor. <br /> x Unless otherwise specified,all,Coriditions'of Approval and Ordinance requirements shall be fulfilled <br /> prior o approval of the ParcelMap. Those Conditions followed by a Section Number have been <br /> identified-as Ordinance requirements pertinent to this application. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> r : <br /> (1) Parcel 1 (Homesite Parcel) shall have a minimum lot width of 150 feet. (Development Title <br /> Section 9-610.4) <br /> E. <br /> (2) Parcel 1 shall not contain less than two (2) acres or more than five (5) acres in size. <br /> (Development Title Section 9-610.3) <br /> (3) Parcel 2 shall have a minimum lot width of 330 feet. (Development Title Section 9-610.4) <br /> (4) Parcel 2 shall be a minimum of 40 acres. (Development Title Section 9-610.2) <br /> (5) Parcels 3 and 4 shall not contain les than two(2)acres. (Development Title Section 9-1105.2) <br /> (6) Parcels 3 and 4 shall have a minimum lot width of 150 feet if the parcels are between 2 and 5 <br /> acres in size, and a minimum lot width of 330 feet if the parcels exceed 5 acres in size. <br /> E. <br /> (Development Title Section 9-610.4) <br /> c. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument number of said recorded notice, stating that: <br /> (1) The homesite (parcel) shall not be transferred until November 7, 2017, or upon the death of an <br /> owner owning at least fifty (50) percent interest or upon the death of an owner owning at least <br /> ffty(50)percent interest in the homesite parcel. <br /> (2) The property shown on the Parcel Map is restricted from further subdivisions for homesite <br /> purposes,except for financing only, by Section 9-010.3 of the San Joaquin County Development <br /> Title. <br /> E' <br /> Conditions of Approval - 1 - PA-0400301 <br />
