The SSCR is a <br /> document specific to the San Joaquin County Development Title, §9-905.12; it is not equivalent <br /> to a Phase I Environmental Site Assessment (ESA), does not comply with ASTM E 1527, <br /> cannot be used to provide Landowner Liability Protections under CERCLA, and does not claim <br /> to identify "recognized environmental conditions." Any interested parties are advised to obtain a <br /> Phase I ESA before making decisions related to the presence or absence of recognized <br /> environmental conditions on the Site. This report is not to be used to determine compliance with <br /> local, State, or Federal requirements, including but not limited to water quality, septic system <br /> performance, waste discharge, and hazardous materials handling. This document relies on <br /> many sources, Live Oak cannot warrant the accuracy or completeness of information provided <br /> by those sources. Furthermore, no sample collection and analysis has been performed as part <br /> of this report, without soil and groundwater analysis, all conclusions of this document should be <br /> considered professional opinion, not scientific certainty. Site conditions and regulatory <br /> guidelines are subject to change and may invalidate portions of this document. This document <br /> and its recommendations in no way fulfill or reduce the property owner's responsibilities related <br /> to the environmental management of the Site under local, State, and Federal law. Finally, many <br /> sources of contamination are identified by a typical SSCR. Although the EHD may not require a <br /> response to all conditions identified, Live Oak recommends that the client thoroughly consider <br /> all identified conditions and contact the EHD or our office for further guidance on any unresolved <br /> issues. <br /> We appreciate the opportunity to assist with this project.
