The proposed zone district is consistent with the General Plan, any applicable Master <br /> Plans, and any applicable Specific Plans; <br /> • This determination can be made because, if approved, the proposed CA <br /> zone is a consistent implementing zone for the A/G General Plan <br /> designation. There are no applicable Master Plans or Specific Plans. <br /> 2. The proposed zone district is reasonable and beneficial at the time; <br /> • This determination can be made because the applicant has submitted a <br /> Conceptual Plan for a proposed commercial development project at the <br /> site. The nearest area serving a crossroads commercial function or a <br /> planned neighborhood or community commercial area is located <br /> approximately two and half miles away at the northeast corner of Jack <br /> Tone Road and Mariposa Road. Because of this,the proposed Zone <br /> Reclassification from AG-40 to CA is reasonable and beneficial at this <br /> time. <br />
