CONDITIONS OF APPROVAL, <br /> ROBERT CHINCHIOLO <br /> SA-91-21 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> Conditions of Approval: <br /> a. Ninety-five (95) parking spaces shall be provided. one parking <br /> space per employee. <br /> b. All parking spaces, driveways, and maneuvering areas shall be <br /> paved and permanently maintained with asphalt or cement. <br /> Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. <br /> C. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> d. Screening of Storage Areas. All storage areas shall be <br /> screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be 6 to 7 feet in <br /> height. Outside storage is not permitted in other than <br /> screened storage area. <br /> e. All exterior signs shall pertain only to a permitted use or <br /> the sale or lease of a building or lot. In no case shall a <br /> sign project more than two (2) feet in height above the <br /> building, and a sign or signs shall not employ flashing or <br /> intermittent illuminations. <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements can not be modified. <br /> f. All parking stalls and driveway directions shall be <br /> delineated. <br /> a. All mobile homes (residential and non-residential) shall have <br /> current mobile home permits. <br />
