U d. STORM DRAINAGE: Any additional stormwater drainage created by new improvements shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) e. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9- 1015.5[e]) (2) A minimum of 23 spaces shall be provided, including one (1) van accessible space for Phase I. A minimum of an additional 100 parking spaces shall be provided, including four (4) accessible parking spaces, one (1) of which shall be van accessible in Phase IL Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). ACCESS AND CIRCULATION: Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feet wide. (Development Title Section 9-1015.5[h][1]) g. LIGHTING: Lighting shall be provided and comply with the following: (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Jack Tone Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9- 1020.7) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent-(5%)of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. 25 trees shall be planted, evenly spaced throughout the parking lot. i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe).
