1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of Site: The project consists of 170.6± acres located at 500 N. Jack Tone Road, 0, /) <br />Stockton, CA 95215. The subject parcel number is 105-040-15. The project is in an agricultural <br />community, and the existing parcel is zoned AG -40. <br />— 1.2 Description of proposed development: It is proposed to create one 2 acre Financing parcel, a <br />65.6 acre parcel, and a 52.2 acre parcel, and a "Designated Remainder." In accordance with the San <br />Joaquin County Development Title, this Surface and Subsurface Contamination Report (SSCR) is being <br />submitted for approval. This report will investigate the property for visual or historical environment <br />contamination based on field observation, interviews with the owner, and County records. (This SSCR <br />includes no chemical analysis). <br />1.3 Parcel Location Map: (See Appendix for Tentative Map with Vicinity Map, and Assessor's <br />page). <br />1.4 Site Map: (See Appendix for Tentative Map). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br />2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br />the historic use of this property is testimony of the current owner, Henry Foppiano. Mr. Foppiano has <br />owned the subject property for more than 20 years. <br />Presently, the property serves as a fruit and vegetable packing plant and orchard. The surrounding <br />properties to the north, south, west, and east are used for agricultural and rural residential purposes. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />CONTAMINATION: <br />3.1 Methods Used to Research: Methods used to research this parcel were records researched <br />at the San Joaquin County Agriculture Commissioners office on May 1, 2014. (See Appendix for �3 <br />results). Also, an onsite survey was performed in April, 2014 by staff of Dillon & Murphy. The <br />owner was interviewed on April 22, 2014, by Joe Murphy of Dillon & Murphy. San Joaquin County <br />Environmental Health Department's underground storage tank site mitigation database list did not <br />yield any findings on the subject parcel (see Appendix). A search for U.S.T./L.U.S.T sites was done <br />on the subject parcel and yielded no findings. Research was performed on the subject site as required <br />by County regulations. <br />3.2 Description of All Past On -Site Potential and/or Known Above and Below Ground <br />Sources of Contamination Identified at the Project Site: Past on-site potential for contamination <br />is low.
