The 100-Year Flood Depth will be approximately I foot above natural ground. <br /> Jack Tone Road has an existing right-of-way width of 80 feet and a planned right-of-way width of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and payable at <br /> the time of building permit application. (The fee currently is$183.32 per additional daily trip-end <br /> generated in the Manteca area.
