Box 248 <br /> St. Helena, CA 94574 <br /> PROJECT DESCRIPTION: A Revision of Approved Actions application to amend the phasing of an existing winery to allow <br /> for full buildout in two phases over fifteen years instead of the previously approved two phases over ten years. The previously <br /> approved Use Permit application was for the following: Phase One, building permits to be issued within eighteen months, <br /> includes a 300,000 square foot bottling building, a 38,750 square foot press building, a 16,000 square foot bottling tanks <br /> building, a 600,000 square foot warehouse, a 5,000 square foot administration building, and a 3,000 square foot <br /> administration building, two tank areas that total 253,525 square feet, and a 104,092 square foot parking lot. Phase One also <br /> includes the addition of an electrical switching station as an accessory use to the winery. Phase Two, building permits to be <br /> issued within fifteen years, is for the construction of a 300,000 square foot bottling building, a 600,000 square foot warehouse, <br /> and two tank areas that total 683,800 square feet. The project will not have a tasting room or marketing events and will not be <br /> open to the public.A portion of the parcels is under a Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum), and the General Plan designation is A/G (General <br /> Agriculture)and OS/RC (Resource Conservation). <br /> PROJECT LOCATION: The project site is located on the west side of Jacob Brack Road, 2,200 feet north of Turner Road, <br /> west of Lodi (APN/Address: 011-090-03 & 14 and 011-150-12 &23/18667 N. Jacob Brack Road, Lodi) (Supervisorial District: <br /> 4). <br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study <br /> and proposed Negative Declaration are available at the Community Development Department. <br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the <br /> Community Development Department no later than May 27, 2014.
