CONDITIONS OF APPROVAL <br /> SA-01-46 <br /> Pellegri <br /> Site Approval Application No. SA-01-46 was approved by the San Joaquin County Community <br /> Development Department on July 9, 2001. The effective date of approval is July 19, 2001. This <br /> approval will expire on January 18, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Leanne Mueller,468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 2,500-square-footwirelesstelecommunicationsfacility to be <br /> constructed in three phases as shown on the Site Plan dated May 22,2001. Phase 1 shall be <br /> completed within 18 months of approval. Phases 2 and 3 shall be completed within five(5)years of <br /> approval. (Use Type: Communication Services-Type ll) <br /> c. Phase 1 will consist of the following: <br /> (1) A 120-foot-high monopole <br /> (2) A 336-square-footequipment shelter <br /> (3) A180-square-foot lease area <br /> d. Phase 2 will consistof the following: <br /> (1) A 240-square-footequipment shelter <br /> e. Phase 3 will consist of the following: <br /> (1) A 240-square-footequipment shelter <br /> f. SETBACKS: The structure shall comply with the following setback requirements: <br /> (1) The proposed tower and accompanying equipment shelter shall be set back a minimum of 30 <br /> feet from the front and rear property lines and 10 feet from the side property lines.
