CONDITIONS OF APPROVAL <br /> PA-1200081 <br /> LANGETWINS/BAUMBACH & PIAZZA <br /> Lot Line Adjustment Application No. PA-1200081 was approved by the Community <br /> Development Department on , which is the effective date of approval. This approval will <br /> expire on ,which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among four parcels as <br /> shown on the site plan dated May 4, 2012. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment' shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions of <br /> the resultant properties shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c) WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts <br /> and shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The <br /> "Notice of Lot Line Adjustment" shall not be recorded until the Williamson Act Contract has <br /> been deemed complete. Filing fees are required for this application. (Government Code <br /> Section 51257) <br /> d) PLANNING APPLICATION PA-1200080 The"Notice of Lot Line Adjustment"for application <br /> PA-1200080 shall be recorded and deeds transferred prior to the recordation of the "Notice <br /> of Lot Line Adjustment"for application PA-1200081. <br /> 2) DEPARTMENT OF PUBLIC WORKS: (See the attached memo dated May 29, 2012) <br /> NOTES AND INFORMATION ONLY: I <br /> Central Valley Flood Protection Board (See the attached memo dated May 31, 2012) <br /> APN's: 003-140-09,-10,-11 are under Farmland Security Contract No. FA-99-0123. <br /> The proposed application is consistent with Government Code Section 51257. <br /> No new residential development will be allowed without full and unequivocal access to the proposed <br /> easement and expressed in the grant deed for proposed Parcels Three and Four. Prior to issuance <br /> of a building permit for a non-agricultural structure for proposed Parcels Three and Four an <br /> Improvement Plan for a Private Right-of-Way will be required. <br /> This is the seventh of seven consecutive Lot Line Adjustments pursuant to the provisions <br /> contained in Development Title Section 9-872. <br />
