CONDITIONS OF APPROVAL <br /> MS-95-5 <br /> Graves <br /> On May 12, 1995, the San Joaquin County Community Development Department approved MS-95-5 <br /> subject to the Conditions of Approval listed below. This approval will expire 36 months from the date <br /> of approval unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been submitted to the County Surveyor for approval. <br /> Those Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin, 468-3190) <br /> a. All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback <br /> line. (Development Title Section 9-610.4) <br /> b. All parcels shall have a minimum lot area of 5 gross acres. (Development Title Section <br /> 9-610.2) <br /> C. A 25-foot-wide private easement for access to Parcels 2 and 3, along Parcels 1 and 2, <br /> shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> d. The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcels 2 and/or 3, the entire length of the private <br /> right-of-way for the parcel to be developed shall be constructed and maintained <br /> to the standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards. (Development Title <br /> Section 9-1150.15(c]) <br /> e. The following note shall be placed on the Final Map: <br /> • At the time of issuance of a building permit, drainage shall be retained on the site <br /> unless a terminal or other public community drainage system has been <br /> developed. <br /> 2.
