REVISED CONDITIONS OF APPROVAL <br /> DAVID & BARBARA DODSON <br /> MS-91-93 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. The frontage improvements for Jahant Road across Parcel #2 <br /> shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way street. The construction <br /> of the frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Parcel <br /> Map. (A $250 . 00 fee currently is required for processing per <br /> Planning title Section 9-10502 in addition to a copy of the <br /> Grant Deed, legal descriptions of Parcel #2 and an estimate. <br /> The estimate and legal descriptions shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Department of Public Works and <br /> submitted to the Department of Public Works for approval. As <br /> an option the Department of Public Works will prepare the <br /> drawing with estimate for an additional fee of $100 . 00) . <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel Map is Required. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> Building Permit application. (The fee currently is $2 , 739 . 00 <br /> for each single family dwelling unit in the Lodi area . The <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br />
