CONDITIONS OF APPROVAL <br /> PA-1100170 <br /> JAHANT WOODS CELLARS LP/BAUMBACH & PIAZZA <br /> Lot Line Adjustment Application No. PA-1100170 was approved by the San Joaquin County <br /> Community Development Department on December 5, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on June 5, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg,468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among four parcels as shown on <br /> the site plan dated September 23, 2011. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) FARMLAND SECURITY CONTRACT: The property owner shall rescind the current contracts <br /> and shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The <br /> "Notice of Lot Line Adjustment" shall not be recorded until the Farmland Security Contract has <br /> been deemed complete. Filing fees are required for this application. (Government Code Section <br /> 51257) <br /> d) LOT WIDTH: (The following requirements shall apply) <br /> i) Parcels Three and Four shall be a minimum of 330 feet in width, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> ii) Parcels One and Two shall be a minimum of 150 feet in width. (Development Title Section 9- <br /> 610.4) <br /> e) LOT SIZE: (The following requirements shall apply) <br /> i) Parcels Three and Four shall be a minimum of 40.00 gross acres in size. (Development Title <br /> Section 9-872.2 (e)) <br /> ii) Parcels One and Two shall be a minimum of 2.0 gross acres in size. (Development Title <br /> Section 9-872.2 <br /> f) PLANNING APPLICATION PA-1100170: The "Notice of Lot Line Adjustment" for this Planning <br /> Application shall not be recorded prior to the recordation of the "Certificate of Compliance" for <br /> Planning Application PA-1100169. <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated October 4, 2011) <br />
