CONDITIONS OF APPROVAL <br /> PA-1800239(LA) <br /> WAYNE GONG& HAI YAN SHEN 1 WONG ENGINEERS, INC. <br /> Lot Line Adjustment Application No. PA-1800239 was approved by the San Joaquin County <br /> Community Development Department on October 31,2018,which is the effective date of approval. <br /> This approval will expire on May 1, 2020, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified,all Ordinance Requi.rRments shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Christine Luckasen [209]468-0214) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated September 7, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall-be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT WIDTH: Parcel One and Parcel Two shall be a minimum of 330 feet in width, measured at the <br /> front yard setback line.
