CONDITIONS OF APPROVAL <br /> UP-97-17 <br /> Sanchez <br /> Use Permit Application No. UP-97-17 was approved by the San Joaquin County Planning <br /> Commission on July 2, 1998. The effective date of approval is July 12, 1998. This approval will <br /> expire on January 11, 2000, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kerry Sullivan, 468-3140) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan. The Improvement Plan must be <br /> prepared by a registered civil engineer or licensed architect. This Plan must show <br /> drainage, driveway access details (including gates), on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "Site Plan Check List" for <br /> details). A fee is required for the Improvement Plan review. (Development Title Section <br /> 9-884) <br /> b. APPROVED USE: This approval is for a commercial stable to give lessons and board <br /> and train 32 horses as shown on the Plan submitted May 1, 1998. Up to three special <br /> events may be held each year. The facility is permitted to be open to the public from <br /> 7:00 a.m. to sunset, daily. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the Improvement Plan application. (Section 7-1000 of the County Ordinance Code) <br /> d. ANIMAL REGULATIONS: The following animal regulations apply and shall be <br /> provided: <br /> (1) All animal enclosures, including but not limited to pens, cages, and feed areas, <br /> shall be maintained free from litter, garbage, and excessive accumulation of <br /> manure to discourage the proliferation of flies, other disease vectors, and <br /> offensive odors. The premises shall be maintained in a neat and sanitary <br /> manner. (Development Title Section 9-1045.7[b]) <br /> (2) Except for movement on and off the property, animals shall not be kept or <br /> maintained in coops, pens, corrals, or within bams or similar structures on <br /> property of less than '/� acre, closer than 40 feet from any rear or side property <br /> line.
