COMMENTS ON DEVELOPMENTS MS-94-20 <br /> IN THE EVENT THE PROJECT IS APPROVED, THE FOLLOWING CONDITIONS ARE <br /> RECOMMENDED: <br /> 1. A Parcel Map is required. (Development Title Section 9-915. 2) <br /> 2 . Remainder shall be designated as "Designated Remainder" on <br /> Parcel Map. (Subdivision Map Act Section 66445) <br /> 3 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 . 20) <br /> 4 . Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 5. Parcel 1 shall contain a minimum of 2 . 0 acres net. <br /> (Development Title Table 9-310 . 3) <br /> 6 . Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10. 207 , San Joaquin County <br /> Standards F-la, F-ib, & F-lc and the Manteca-Lathrop Fire <br /> District prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> 7 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of building permit application. The fee currently is <br /> $2 , 175. 00 per single family dwelling in the Manteca area.
