i <br /> i <br /> I . INTRODUCTION � <br /> I <br /> Dillon & Murphy was retained by Jacqueline D. Rabb to <br /> perform a soil suitability study for the Rabb property located at <br /> 22137 N . Johnson Road, Clements , California. The subject parcel <br /> number is APN 023-090-08 . The purpose of the study is to <br /> determine the suitability of the property for septic tank usage. <br /> The study was performed according to the requirements of Section <br /> 10100 of San Joaquin County Development Code. <br /> i <br /> II . PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40 . The Rabb property <br /> consists of an "L" shaped 176 acre parcel ( see reduced parcel map <br /> in Appendix) . It is proposed to divide 12 . 11 acres from the <br /> northeasterly corner of the property. There is an existing cabin <br /> and barn on the remainder of the property. The proposed split is � <br /> being done as a minor subdivision to create a homesite. There <br /> are no other proposed changes in land use at this time. ! <br /> III . PRESENT AND PAST USE OF THE SITE <br /> I� The entire property is currently used as cattle grazing <br /> land and, according to the present owner, has always been used <br /> for grazing. <br /> 1 <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> There is an existing septic system that services the cabin <br /> on the remainder <br /> property. The future home will. be serviced by a <br /> separate septic system consisting of a septic tank and leach <br />! lines. There is one home in the rear vicinity of this project, <br /> but testimony of its septic system adequacy was unavailable . <br /> q Y <br /> V, GROUND WATER DEPTH AND TESTING <br />' According to the map of "Lines of Equal Depth to Water in <br /> Wells" published fall 1990 by the San Joaquin County Flood. <br /> Control and Water Conservation District , the depth to groundwater <br /> at this location is approximately 140 feet. <br /> f � � <br /> There is currently one well on the homesite parcel , and <br /> the property owner has experienced no unusual problems with the <br /> well . <br /> E <br /> 1 <br /> t <br />
