CONDITIONS OF APPROVAL <br /> PA-02-173 <br /> Wilber,et al <br /> Lot Line Adjustment Application No. PA-02-173 was approved by the San Joaquin County <br /> Community Development Department on May 30, 2002,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on November 29, 2003, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kimberly Wallace,468-0816) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Site Plan dated <br /> April 22, 2002. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. NOW BUILDABLE PARCELS: The 165.4-acre parcel and the 112.4-acre parcel are non-buildable <br /> until a Private Right of Way application is applied for and granted by the Community Development <br /> Department. A Private Right of Way application (Improvement Plan)shall be required as part of any <br /> future Building Permit request. (Development Title Section 9-1150.14) <br /> d. FIRE PREVENTION DIVISION: (Staff Contact: Steve Dalton, 468-2229) The following Uniform <br /> Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Community Development <br /> Department for a building permit. <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the map for record. Please contact Fire Prevention at 209468-3380 <br /> to schedule an inspection of the completed road. <br /> (3) This project will potentially serve more than 3 residences and shall comply with the San <br /> Joaquin County Development Title Standard 9-1150.18, Standards for Road Names and <br /> Road Name Changes, Public and Private. Please contact Larry Matthews at 468-3160 to <br /> complete this process prior to requesting Fire Department approval. <br /> 2.
