The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standards R-17 prior to issuance of the occupancy permit. In addition, the <br /> first 100 feet of the driveway from the entrance of the parcel shall be paved. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee shall be $164.86 per <br /> additional daily trip-end generated in the Lockeford area. <br /> 4. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 5. This area has been subject to historic flooding. therefore, all new structures and/or <br /> substantial improvements constructed on Parcel 1 and/or Parcel 2 shall be elevated a <br /> minimum of two (2) feet above the highest adjacent grade. <br /> 6. The applicant shall keep Bear Creek free of all obstacles which impede the flow of water <br /> and any alteration to Bear Creek will require obtaining a Watercourse Encroachment <br /> Permit from County of San Joaquin Public Works Department. In addition, no structures, <br /> fences, or poles shall be constructed within 25-feet of the top of either bank of Bear Creek <br /> without the approval of the Public Works Department. <br /> 7. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 8.
