PA-1800145 OF JUAN FONSECA <br /> (APN: 173-040-42) (ADDRESS: 2511 E. JULIET ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Site Approval application for the <br /> establishment of a permanently placed food truck and the construction of a 3,960 square <br /> foot restroom structure. (Use Type: Eating Establishment- Convenience) <br /> The project site is located on the northwest corner of E. Juliet Road and Mariposa Road, <br /> in Stockton. <br /> The General Plan designation of the site is C/G (General Commercial) and R/L (Low <br /> Density Residential) and the zoning designation is C-G (General Commercial). <br /> The Community Development Department has reviewed the application and has the <br /> following comments: <br /> Background: <br /> Pursuant to the 1960 Land Use Map, a cafe existed on the parcel in 1960. On April 15, <br /> 1981, an application for Building Permit number BP-125709 included a site plan <br /> indicating a coffee shop, residence, garage and storage shed on the parcel. The coffee <br /> shop continues in operation today. The residence and accessory structures remain on <br /> site, but are not tied to this application. This application is in addition to the existing <br /> coffee shop and would extend the Eating Establishment – Convenience use type to the <br /> proposed project. <br /> Application and Site Plan <br /> The Site Approval application Project Description states that the proposal is to set up a <br /> new electric meter to service a food truck, however, based on discussions with the <br /> applicant, the application proposes to establish a new eating establishment facility on the <br /> proposed project site, including parking a stationary food truck on the property. The <br /> applicant must provide a complete description of the proposal that includes all proposed <br /> development. Additionally, for a complete review of the project, a fully completed <br /> application must be submitted. <br /> 1 <br />
