CONDITIONS OF APPROVAL <br /> PA-1500024(LA) <br /> TRINKLE, ET AL./ROD STEWART II <br /> Lot Line Adjustment application no. PA-1500024 was approved by the San Joaquin County <br /> Community Development Department on April 25, 2016, which is the effective date of approval. <br /> This approval will expire on October 25, 2017, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Stephanie Stowers[209]468-9653) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated April 1, 2015. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Parcels 2 and 4 shall be a minimum of forty acres in size. (Development Title Section 9- <br /> 872.2([el) <br /> d. LOT WIDTH: The following requirements shall apply: <br /> (1) Parcels 1, 2, 3, & 4 shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-872.2([g]) <br /> e. PROPERTY LINE SETBACK: The existing dwelling shown on Parcel 1 shall be setback a minimum <br /> of 10 feet from the proposed north western property line. (Development Title Section 9-610.2) <br /> 2.
