INTRODUCTION <br /> FFTbiisitability Study presents the results of our investigation concerning the soil strata and <br /> under the above-referenced subject property. Our study was completed to <br /> 1.) Determine if the Parcels that are being split-off will be acceptable for septic systems which <br /> will function properly for its anticipated lifespan, 2.)Test water from the on-site domestic well <br /> for nitrate and the agrichemical DBCP/EDB, and 3.) Provide septic systems recommendations <br /> based upon the environmental criteria encountered in this study. Our report is in compliance <br /> with the requirements for a Soil Suitability Study under Development Title Section 9-1105.2 <br /> Item (d) of the San Joaquin County Ordinance Codes. <br /> SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The purpose of this project is to subdivide a 287±acre parcel into three parcels. Parcel 1 is to <br /> consist of 52.9± acres, Parcel l is to consist of 4.13± acres and the "Remainder Parcel" <br /> (Designated Remainder) is to consist of 240.6±acres. Parcel 1 will be the Trinkle and Boys, Inc. <br /> Agricultural Flying Service and will accommodate the ramp area, runway, airplane hangers and <br /> offices. Parcel 2 will be a homesite parcel for Mr. Trinkle. The Designated Remainder Parcel <br /> will continue to be farmed in various row and pasture crops. <br /> Currently, the subject property is zoned Agriculture-40 (AG 40). The entire subject acreage was <br /> planted in wheat, as described on the Surface and Subsurface Contamination Report completed <br /> for this project. Attached, is the Tentative Parcel Map illustrating the designations and <br /> orientation of the subject Parcels. <br /> As noted on the Tentative Parcel Map,there are Auee mQlzile_homes and an existing hay barn, <br /> which will all remain. The topography of the site is flat with a contour line of 45 feet at the <br /> south end of the project and 25 feet at the north end. No design criteria for slopes would have to <br /> be incorporated into a possible repair, or for the new septic systems. The property is apparently <br /> not subject to the 100-year flood;however, this should be verified by the engineering firm of <br /> Schack& Company. On-site stormwater drainage currently flows directly north. Future <br /> f' <br /> stormwater drainage will flow to an on-site detention pond. A 15 ft x 375 ft x 2.5 ft plastic-lined <br /> eva on ration pond will also be constructed to hold on-site runoff from the plane loading area. <br /> The property is located southeast of the city of Tracy, directly southwest of the Duel Vocational <br /> Institute and Kasson Road. The study area consists predominately of agricultural production <br /> LLhookups <br /> rily row crops and pasture land. Surrounding structures consist of extremely low <br /> le family housing, barns and commercial/industrial facilities such as dairies.
