CONDITIONS OF APPROVAL <br /> PA-0900059 <br /> Sandhu <br /> Minor Subdivision'Application No. PA-0900059 was approved by the San Joaquin County <br /> Community Development Department on December 21, 2009. The effective date of approval is <br /> December 31, 2009:,_ This tentative map approval will expire on December 30, 2012, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and (2)a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval o'[;the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, [2091468-8477) <br /> a. TENTATIVE-.',MAP: The Parcel Map shall substantially conform to the approved tentative map <br /> dated September 23, 2009. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map.- <br /> All <br /> ap:All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to.this map: <br /> (1) Each parcel shall be a minimum of forty (40) gross acres in size. (Development Title Section 9- <br /> 610.3[a]), <br /> -610.3jal) <br /> (2) Each parcel shall have a minimum lot width of 330 feet. (Development Title Section 9-610.4) <br /> d. SETBACKS.,The following building setbacks shall apply to this map: (Development Title Table 9- <br /> 610.2) <br /> (1) Main buildings shall have a front yard setback of thirty (30) feet, a side yard setback of ten (10) <br /> feet, and a rear yard setback of thirty(30) feet. <br /> (2) Accessory buildings shall have a front yard setback of thirty (30) feet, a side yard setback of ten <br /> (10)feet,:and a rear yard setback of fifteen (15)feet. <br /> e. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot wide private easement for access to Parcels 3 through 6 shall be shown <br /> on the Parcel Map.
