CONDITIONS OF APPROVAL <br /> [as adopted by the Board of Supervisors on September 11, 2007 revised by the Board of Supervisors <br /> August 2022] <br /> PA-0600327 <br /> Shea Homes Mountain House LLC <br /> MOUNTAIN HOUSE NEIGHBORHOODS I & J <br /> Major Subdivision Application No. PA-0600327 was approved by the Board of Supervisors on <br /> September 11, 2007. The effective date of approval is October 11, 2007. This Tentative Map approval <br /> will expire on October 11,2017,which is ten (10)years from the effective date of approval, unless (1) <br /> all Conditions of Approval have been complied with and (2) a Final Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler <br /> Mart*nJohn B. Anderson, 468-314460) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s)shall be in substantial compliance with the Revised <br /> Tentative Maps dated March 16, 2007 and updated through a Substantial Compliance action <br /> approved by the CDD on July 21,2021 (PA-0600327—Neighborhoods I &J), and all Conditions of <br /> Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master Plan and all other <br /> applicable Community Approvals. <br /> b. Minor modifications to street and lot configurations may be allowed by the Community <br /> Development Director without requiring a new subdivision map application or a revision to <br /> approved actions application. <br /> Timing: Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative Map. <br /> 2. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be subject to <br /> Design Consistency Review and shall be consistent with the conditions of approval for the Tentative <br /> Map. Final Maps shall be recorded containing the following note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this subdivision map shall <br /> be subject to Design Consistency Review and shall be consistent with the conditions of approval adopted <br /> for the Tentative Map for Neighborhoods I & J." <br /> Timing: Prior to Final Map approval and prior to issuance of development permits. <br /> 3. Consistency: Final maps, improvement plans and all subsequent development and building <br /> applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin County <br /> Community Development Department and found consistent with the approved Tentative Map, including <br /> all conditions of approval, the Mountain House Master Plan, Specific Plan 1, Development Title, and all <br /> other applicable Community Approvals. <br /> Resolution Template 01/2017 <br />
