The`resultant total number of <br /> parking spaces shall be fifty-nine (59)spaces at full buildout. Phases 2 and 3 shall each <br /> include twenty (20) spaces. Accessiblespaces shall be located as close as possible to <br /> the primary entrance (C.C.R,, Title 24). (2.5 spaces are required for every 1,000 feet of <br /> building area.) (Development Title Section 9-1015.3) <br /> g. LOADING: One loading space shall be provided. Each space shall be a minimum of 25 feet.. <br /> in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-. <br /> site driveways and maneuvering areas may be used in lieu of one of the loading spaces as <br /> long as maneuvering areas for delivery vehicles are provided. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen feet for one-way aisles, except that in no case shall driveways <br /> designated as fire access be less than twenty(20) feet wide. <br /> (2) Approved access to the project site shall be from Peltier Road unless the applicant <br /> provides documentation of a legal right to cross the railroad property between the <br /> project site and Kennefick Road. <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, provided, <br /> however, that such light shall not cause a hazard to motorists. (Development Title <br /> Section 9-1015.5[g][4]) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Peltier Road, shall be installed across the frontage of the project site. (The <br /> existing landscaping along Peltier is adequate.) (Development Title Section 9-1020.7) <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Eight trees shall be planted, evenly spaced throughout the <br /> parking lot. <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height.
