The`resultant total number of parking spaces shall be fifty-nine (59)spaces at full buildout. Phases 2 and 3 shall each include twenty (20) spaces. Accessiblespaces shall be located as close as possible to the primary entrance (C.C.R,, Title 24). (2.5 spaces are required for every 1,000 feet of building area.) (Development Title Section 9-1015.3) g. LOADING: One loading space shall be provided. Each space shall be a minimum of 25 feet.. in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-. site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9- 1015.6) h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen feet for one-way aisles, except that in no case shall driveways designated as fire access be less than twenty(20) feet wide. (2) Approved access to the project site shall be from Peltier Road unless the applicant provides documentation of a legal right to cross the railroad property between the project site and Kennefick Road. i. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) j. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Peltier Road, shall be installed across the frontage of the project site. (The existing landscaping along Peltier is adequate.) (Development Title Section 9-1020.7) (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Eight trees shall be planted, evenly spaced throughout the parking lot. k. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 4
