(Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to <br /> fences,walls,private light standards,rocks, landscaping and cobbles are not allowed in the right-of- <br /> way.)(Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. Prior to issuance of the occupancy permit,the driveway approach shall be improved in accordance <br /> with the requirements of San Joaquin County Improvement Standards Drawing No. 17 [including <br /> return radii to accommodate truck-trailer movements for trucks exiting the site so as not to encroach <br /> on opposing lanes of traffic]. All vehicular parking related to applicant's proposed development shall be onsite at all times. <br /> Parking in the County right-of-way for all winery related events shall be prohibited. It is the <br /> responsibility of applicant to monitor Kettleman Lane to ensure compliance with this requirement. <br /> 4. The owner shall execute an Irrevocable Offer to Dedicate Road to result in a twenty-five (25')foot <br /> wide right-of-way from the centerline of Kettleman Lane to the property line across the parcel's <br /> frontage. (A fee based on the current fee schedule is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to be <br /> offered for dedication.)(Development Title Section 9-1150.5) <br /> 5. The Traffic Impact Mitigation Fee shall be required for each phase of this application. The fee is <br /> due and payable at the time of building permit application. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolution R-00-433) <br /> 6. The Regional Transportation Impact Fee shall be required for each phase of this application. The <br /> fee is due and payable at the time of building permit application.The fee will be based on the <br /> current schedule at the time of payment. (Resolution R-06-38) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. The developer shall provide drainage facilities in accordance with the San Joaquin County <br /> Development Standards. Retention basins shall be fenced with six(6)foot high chain link fence or <br /> equal when the maximum design depth is 18 inches or more. Required retention basin capacity <br /> shall be calculated and submitted along with a drainage plan for review and approval,prior to <br /> release of building permit. (Development Title Section 9-1135) <br /> 9. Permit Registration Documents(PRD's)shall be filed with the State Water Resources Control Board <br /> (SWRCB)to comply with the State "General Permit for Storm Water Discharges Associated with <br /> Construction Activity". The Waste Discharge Identification (WDID) Number issued by SWRCB <br /> shall be submitted to the Department of Public Works for the file.
