EXECUTIVE SUMMARY <br /> AEI Consultants (AEI) was retained by Oak Valley Bank to conduct an Environmental <br /> Transaction Screen (ETS), in conformance with the scope and limitations of ASTM Standard <br /> Practice E1528-06, for the property identified as Assessor's Parcel Number (APN) 053-220-05 <br /> in the City of Lodi, San Joaquin County, California.' Any exceptions to, or deletions from, this <br /> practice are described in Section 1.2 of this report. <br /> —Property Description <br /> The subject property is a parcel to the east of the end of East Kettleman Road in an agricultural <br /> area of Lodi. The property totals approximately 160 acres and was last utilized as farming land. <br /> There are currently no structures on the subject property. On-site operations consist of <br /> agricultural farming. <br /> The immediately surrounding properties consist of a nursery farm and associated farmland to the <br /> west, and grazing pastures to the north, south and east <br /> Based upon topographic map interpretation and site observations, the direction of groundwater <br /> flow beneath the subject property is inferred to be to the west. <br /> Findings <br /> Potential Environmental Concerns(PECsZare defined by the ASTM Standard Practice E1528-06 <br /> as the possible presence of any hazardous substances or petroleum products on a property under <br /> conditions that indicate the possibility of an existing release, a past release, or a threat of any <br /> hazardous substances or petroleum products into structures on the property or into the ground, <br /> ground water, or surface water of the property. AEI's investigation has revealed the following <br /> potential environmental concerns associated with the subject property or nearby properties: <br /> • No potential environmental rnnrems were irlentifiPrl rinrin theZou=-of this.invegt.,igation_.._ <br /> Environmental issues include environmental concerns identified by AEI that warrant discussion <br /> but do not qualify as potential environmental concerns (PECs), as defined by the ASTM <br /> Standard Practice E1528-06. AEI's investigation has revealed the following environmental , <br /> issues associated with the subject property or nearby properties: <br /> v• The subject property was historically used for agricultural purposes. There is a potential that <br /> agricultural chemicals, such as pesticides, herbicides and fertilizers, were used onsite. If <br /> a redevelopment of the subject property is planned for residential use, the owner/user of the <br /> report should contact the local planning department to determine whether sampling relating to <br /> the former agricultural use of the subject property is required. <br />
