1.0 INTRODUCTION <br /> This report documents the methods and findings of the Environmental Transaction Screen of the <br /> subject property identified as Assessor's Parcel Number (APN) 009-014-033 in Lodi, San <br /> Joaquin County, California. <br /> xI <br /> 1.1 Purpose <br /> The purpose of this Environmental Transaction Screen is to identify potential environmental <br /> liabilities at the subject property arising from past or present practices in the handling, storage or <br /> disposal of hazardous materials or petroleum products on-site or at neighboring sites. This is an <br /> abbreviated assessment based on the following activities: <br /> • Site inspection, interviews and completion of Environmental Transaction Screen <br /> questionnaire. <br /> • Database search of local, state, and federal databases to identify known or suspected <br /> hazardous sites within a one mile radius of the subject property; and <br /> • Limited historical source review. <br /> z--1.2 Limitations <br /> AEI Consultants (AEI) has performed this environmental screen in accordance with generally <br /> accepted environmental property assessment practices. Unless otherwise stated. no <br /> =vironmental bzzards wtxe found which would warrant -a Phase I_Envir_onmental Site <br /> Assessment. However, AEI must state that this screen may not identify all environmental <br /> impacts or potential impacts which may be identified in a full Phase I Environmental Site <br /> Assessment. <br /> Property conditions, as well as local, state and federal regulations can change significantly over <br /> time. Therefore, the recommendations and conclusions presented as a result of this study apply <br /> strictly to the environmental regulations and property conditions existing at the time the study <br /> was performed. Available information has been analyzed using currently accepted assessment <br /> techniques and it is believed that the inferences made are reasonably representative of the <br /> property. No warranty, expressed or implied, except that the services have been performed in <br /> accordance with generally accepted environmental property assessment practices applicable at <br /> the time and location of the study. <br /> 1/1.3 Reliance <br /> This investigation was prepared for the sole use and benefit of Oak Valley Bank.
