COMMENTS ON DEVELOPMENTS <br /> MS-92-118 <br /> 4 . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Kingdon Road to the property line shall be <br /> required across the frontage of Parcel 2. <br /> (Planning Title Section 9-9430, 9-9431) <br /> 5. The frontage improvements for the Neeley Road Extension shall <br /> be constructed in conformance with the standards for one-half <br /> of a 50-foot right-of-way rural road across Parcel 2 . The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9--10502 in addition to <br /> a copy of the Grant Deed, legal description of Parcel 2 and an <br /> estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100. 00. ) (Planning Title Section 9-9204, 9-9380) <br /> 6. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> 7 . Any access road or driveway that exceeds 150 feet in length <br /> from public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207 , San <br /> Joaquin County Standards F-la, F-lb, & F-lc and the Woodbridge <br /> Rural Fire District prior to issuance of the building permit. <br /> (San Joaquin County Ordinance No. 3622) <br /> S .
