CONDITIONS OF APPROVAL <br /> PA-03-3 <br /> Kirschenmann <br /> Lot Line Adjustment Application No. PA-033 was approved by the San Joaquin County Community <br /> Development Department on February 26, 2403,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on August 27,2004,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John Funderburg,468-3160) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Revised Site Plan <br /> dated January 15, 2003. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: An application for a California Land Conservation Contract(also <br /> known as the Williamson Act)shall be filed prior to recording the Notice of Lot Line Adjustment. <br /> Legal descriptions reflecting the new parcel configurations shall be submitted with the application. <br /> Filing fees are required for this application. (Section 51257 of the Government Code) <br /> d. NON-BUILDABLE PARCEL: Parcel 2 is non-buildable until a Private Right of Way application is <br /> applied for and granted by the Community Development Department. A Private Right of Way <br /> application (Improvement Plan)shall be required as part of any future Building Permit request. <br /> (Development Title Section 9-1150.14) <br /> 2.
