CONDITIONS OF APPROVAL <br /> PA-1400152 <br /> FUJINAKA/SEIBEL <br /> Lot Line Adjustment Application No. PA-1400152 was approved by the Community Development Department <br /> on August 21, 2014, which is the effective date of approval. This approval will expire on February 20, 2016, <br /> which is 18 months from the effective date of approval, unless a Notice of Lot Line Adjustment has been <br /> recorded and a Record of Survey has been filed, if required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice <br /> of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among three parcels. Parcel One to contain 5.1 <br /> acres, Parcel Two to contain 17.7 acres, and Parcel Three to contain 2.3 acres, as shown on the site plan <br /> dated July 17, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be <br /> submitted to the Surveyor's Division for review and forwarding to the Community Development Department. <br /> The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to <br /> practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of two (2) gross acres in size. (Development Title Section 9- <br /> 872.2[e]) <br /> d. LOT WIDTH: The following requirements shall apply (Development Title Section 9-872.2[g]): <br /> (1) Parcels One and Two shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. <br /> (2) Parcel Three shall have a minimum lot width of 150 feet, measured at the front yard setback line. <br /> 2.
