Subsurface Contamination Report <br /> Section 1.0 Introduction and Proposed Development <br /> The subject site 33233 S. Koster Road (APN255 090 41) is approximate) 8y approximately 85 acres of <br /> irrigated farm land located on Koster Road between Hwy 33 and Hwy 132.-The property has <br /> been part of Banta Carbona Irrigation District since the foetation of this district in 1921. The <br /> current zoning for the property is AG40. <br /> The proposed development is to divide the property into three parcels <br /> Parcel 1 - 5 f acres <br /> Parcel 2-35 J:acres <br /> Parcel 3 -45 ±acres <br /> The tenative parcel map is included as Figure 1. This map shows the three proposed parcels as <br /> well as all structures, wells, septic systems and countour lines. The groundwater on the parcel is <br /> approximately 40 feet below ground surface. The groundwater gradient is toward the San <br /> Joaquin River, which is northeast of the subject property. <br /> Section 2.0 Pasta Present and Proposed Future Uses of the Site <br /> The past use of the property has been farmland. Initially dry land farming was conducted on the <br /> property and after the formation of the Banta Carbona Irrigation District in 1921 and <br /> construction of the irrigation canals, ditches and pipelines it has been used as irrigated farmland. <br /> In the 1970's a natural gas well was located on the property but has since been closed and all <br /> equipment and evidence of this well has been removed. In the past an almond orchard was <br /> previously located on a portion of the property. <br /> The present use of the property is irrigated farmland. Row crops such as beans,tomatoes,wheat <br /> have been recently planted on this property. <br /> Futures uses of the property are as follows: <br /> Parcel 1 -Use as a home site and farm shop,which are presently constructed on the <br /> property. No further structures are planned. <br /> Parcel 2 and 3 would continue to be used as irrigated farmland. A home site for each of <br /> these parcels are contemplated along with continued farming. Parcels 2 and 3 could <br /> also be developed as orchards, since the ground is suitable for that use in addition to row <br /> crop farming. <br /> 4- <br />
