r <br /> CONDITIONS OF APPROVAL <br /> PA-1100088 <br /> Navarra <br /> Lot Line Adjustment Application No. PA-1100088 was approved by the San Joaquin County <br /> Community Development Department on June 13, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on December 12, .2012, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John Funderburg, 468-3160) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated May 20, 2011. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall i <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment.The "Notice of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract has been deemed complete. <br /> Filing fees are required for this application. (Government Code Section 51257) <br /> 2. DEPARTMENT OF PUBLIC WORKS(Seethe attached memo dated June 2, 2011) <br /> i <br /> NOTES AND INFORMATION ONLY: <br /> 1.58 acres of APN: 255-170-01 is not under Williamson Act Contract No. 71-C1-163. The proposed <br /> application is consistent with Government Code Section 51257. <br />
