Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> (1).Approve the Negative Declaration; and <br /> (2).Approve Major Subdivision application No. PA-1100136 with the Findings, Williamson Act <br /> Principals of Compatibility, and Conditions of Approval contained in the Staff Report. <br /> Findings <br /> 1. The proposed subdivision is consistent with the General Plan, any applicable Master Plan, <br /> Specific Plan, and Special Purpose Plan and any other applicable plan adopted by the <br /> County. <br /> • This Finding can be made because the proposed Major Subdivision Map No. PA- <br /> 1100136 for eight lots of an average of 40 acres each and one 5.0-acre homesite is <br /> consistent with the General Plan. There are no applicable Specific Plans, Special <br /> Purpose Plans, or other applicable plans adopted by the County. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan <br /> and any applicable Specific Plan or Special Purpose Plan. <br /> • This Finding can be made because the design or improvement of the proposed <br /> agricultural subdivision meets the policies prescribed in the General Plan as <br /> reflected in the Tentative Map. There are no applicable Master Plans, Specific <br /> Plans, or Special Purpose Plans in the vicinity. <br /> 3. The site is physically suitable for the type of development proposed. <br /> • This Finding can be made because the north/south orientation of the lots allows <br /> continued use of irrigation water and easy access to the existing roads along the <br /> north and east property lines. The lots meet the Williamson Act definition of <br /> agriculturally viable lots. All development requirements contained in the <br /> Development Title and all minimum County standards will be met. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This Finding can be made because the number of parcels proposed is consistent <br /> with the General Agriculture General Plan density of one primary residence per <br /> twenty acres. There are no changes proposed in the use for this subdivision.
