Recommendations
Action
It is recommended that the Planning Commission:
(1).Approve the Negative Declaration; and
(2).Approve Major Subdivision application No. PA-1100136 with the Findings, Williamson Act
Principals of Compatibility, and Conditions of Approval contained in the Staff Report.
Findings
1. The proposed subdivision is consistent with the General Plan, any applicable Master Plan,
Specific Plan, and Special Purpose Plan and any other applicable plan adopted by the
County.
• This Finding can be made because the proposed Major Subdivision Map No. PA-
1100136 for eight lots of an average of 40 acres each and one 5.0-acre homesite is
consistent with the General Plan. There are no applicable Specific Plans, Special
Purpose Plans, or other applicable plans adopted by the County.
2. The design or improvement of the proposed subdivision is consistent with the General Plan
and any applicable Specific Plan or Special Purpose Plan.
• This Finding can be made because the design or improvement of the proposed
agricultural subdivision meets the policies prescribed in the General Plan as
reflected in the Tentative Map. There are no applicable Master Plans, Specific
Plans, or Special Purpose Plans in the vicinity.
3. The site is physically suitable for the type of development proposed.
• This Finding can be made because the north/south orientation of the lots allows
continued use of irrigation water and easy access to the existing roads along the
north and east property lines. The lots meet the Williamson Act definition of
agriculturally viable lots. All development requirements contained in the
Development Title and all minimum County standards will be met.
4. The site is physically suitable for the proposed density of development.
• This Finding can be made because the number of parcels proposed is consistent
with the General Agriculture General Plan density of one primary residence per
twenty acres. There are no changes proposed in the use for this subdivision. If
residences are constructed, there is adequate room for building sites, wells, and
septic systems.
San Joaquin County PA-1100136/Navarra
Community Development Page 5 "
