This principle can be made because the parcels that are under Williamson Act
contract are all forty acres in size and each new parcel is large enough to sustain
an agricultural use under Government Code Section 51201.
2. The use will not significantly displace or impair current or reasonably foreseeable agricultural
operations on the subject contracted parcel or parcels or on other contracted lands in
agricultural preserves. Uses that significantly displace agricultural operations on the subject
contracted parcel or parcels may be deemed compatible if they relate directly to the
production of commercial agricultural products on the subject contracted parcel or parcels or
neighboring lands, including activities such as harvesting, processing, or shipping.
• This principle can be made because the subdivision will not create premature
development pressure on surrounding agricultural preserves and establish an
undesirable growth inducing precedent that will lead to removal of adjacent
agricultural lands for agricultural use.
3. The use will not result in the significant removal of adjacent contracted land from agricultural
or open-space use. In evaluating compatibility a board or council shall consider the impacts
on non-contracted lands in the agricultural preserve or preserves.
• This principle can be made because the proposed subdivision use will result in
four, forty-acre parcels on contracted land that is suitable for agriculture.
Approval of this subdivision will not impact other uses in the vicinity. Each parcel
can contain a single family residence, a second unit dwelling and agricultural
buildings. Residences and agricultural buildings are permitted uses on property
under contract and are consistent with the A/G General Plan Designation. The
surrounding properties are either grazing land or orchards with agricultural
buildings. Therefore, the subdivision will not result in the significant removal of
adjacent contracted land from agricultural or open-space use.
San Joaquin County PA-1100136/Navarra
Community Development Page 7 '•"
