PA-1100136 OF CARL AND <br /> ANNAMAE NAVARRA TRUST (C/O QUARTAROLI &ASSOCIATES) <br /> (APNs: 255-170-01, 10; ADDRESS: 34770 KOSTER ROAD, TRACY) <br /> This project is a Major Subdivision application to subdivide two parcels that total 320.63 <br /> acres into (5) five 40.0 acre parcels, a 38.73-acre parcel, a 36.56-acre parcel, a 5.0- <br /> acre homesite parcel and a 40.0-acre designated remainder parcel. 160 acres is under a <br /> Williamson Act contract. <br /> The project is located at the southeast corner of Koster Road and Vernalis Road, <br /> southeast of Tracy. <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Lot Size Averaging <br /> The tentative map shows six lots, including the designated remainder, that are forty <br /> acres gross in size. Lot 1 is shown as 5.0 gross acres, Lot 2 is shown as 36.56 gross <br /> acres, and Lot 3 is shown as 38.73 gross acres. <br /> This subdivision uses Development Title Section 9-610.3(f) Parcels Based on Lot-Size <br /> Averaging. This section states that parcels of land containing up to ten percent less area <br /> than the minimum required may be created from an original parcel, subject to the <br /> following conditions: <br /> 1) The overall average parcel area of the proposed subdivision is equal to or <br /> greater than the minimum parcel area required in Table 9-610.2; and <br />
