5.2 Alternatives Evaluated in This EIR <br /> of not approving the proposed project. Pursuant to CEQA Guidelines, Section 15126.6(e)(3)(B), <br /> 6. the No Project Alternative discusses "the property remaining in its existing state." <br /> Distinctive Environmental Characteristics <br /> The following summarizes potential impacts of the"No Project'alternative and compares them <br /> to the impacts of the proposed project: <br /> r.. <br /> Land Use <br /> .. Under the No Project Alternative existing land use within the project area would remain <br /> unchanged and continue to be farmed in orchards and field crops. Hospital Creek would not be <br /> disturbed under the No Project Alternative. Any potential for conflicts with land use policies <br /> �- and/or adjacent land uses would not occur. <br /> Agricultural Resources <br /> IBM <br /> Under the No Project Alternative existing land use within the project area would remain <br /> unchanged and continue to be farmed in orchards and field crops. There would be no short-term <br /> r change in agricultural productivity due to impacts to soils under this alternative. The potential for <br /> agricultural resource impacts under the No Project Alternative would be less than those <br /> associated with the project. <br /> Transportation and Circulation <br /> Under the No Project Alternative,on-site and off-site infrastructure and roadway improvements <br /> would not occur. The potential for transportation and circulation impacts under the No Project <br /> Alternative would be less than those associated with the project, due to less traffic generated by <br /> existing agricultural site use. <br /> Noise <br /> Under the No Project Alternative, there would be no new noise sources in the vicinity of the <br /> project site. Existing agricultural land uses would be maintained and would likely retain ambient <br /> noise levels as they currently exist at the site. The noise impacts of the No Project Alternative <br /> would be less than those associated with the project. <br /> Air Quality <br /> Under the No Project Alternative, there would be no new emissions sources or change in existing <br /> emissions sources from agricultural uses at the project site. The air quality impacts of the No <br /> Project Alternative would be less than those associated with the project. <br /> Geology and Soils/Mineral Resources <br /> Under the No Project Alternative,there would be no immediate impacts to the site geology, <br /> topography,or soils. Agricultural cultivation would continue on the site and there would be some <br /> soil erosion associated with agricultural activities.
