Koster Road,Tracy <br /> General Plan: OS/RC Community: None <br /> Zoning: AG-40 APN: 265-090-09, 265-090-08 <br /> Project Size: 4.8 acres Parcel Size: 6.77 and 9.78 acres <br /> Water Supply: Well Sewage Disposal: Septic <br /> Storm Drainage: On Site 100-Year Flood: No <br /> Williamson Act: No Supervisorial District: 5 <br /> Staff: Chandler Martin CEQA Determination: Negative Declaration <br /> Project Description <br /> This is a Site Approval application for a single family residence up to 1,200 square feet in size, and a <br /> temporary corporation yard. The corporation yard is to include an 8,100 square foot (90' X 90') <br /> maintenance building, and parking for ten trucks and 20 trailers. The maintenance building would include <br /> an office, shop, two service bays, and covered parking. The trucks are to be used for hauling sand and <br /> gravel from nearby quarries, and the maintenance building is for maintenance of the trucks and trailers. The <br /> applicant indicates that the trucking operation is tied to the surrounding quarry operations and would <br /> terminate upon reclamation of all the quarries within two miles of the subject property. The application <br /> states: "Operationally, empty trucks (and trailers) would be dispatched from the Koster Road parking site, . <br /> travel between '/ and 2 miles to the chosen quarry for loading, and proceed to the site of construction. <br /> Once a truck is emptied, the truck would return to the quarry for additional loads, and when the last load of <br /> the day is delivered, the truck, with empty trailer(s) or bin would return to the Koster Road location for <br /> parking until its next dispatch." <br /> Recommendation <br /> Denial of the single family residence. <br /> Approval of the temporary corporation yard. ; <br /> i <br /> San Joaquin County PA-08003041Towers <br /> Community Development Page 1 <br /> P3 <br />
