The Community Development Department recommends the following changes to <br /> condition 1)b) and Finding 5: <br /> N <br /> Condition 1)b) <br /> APPROVED USE: This approval is for a temporary corporation yard for the parking or storage of ten <br /> trucks(truck tractors)and 20 trailers(semi-trailers); and the construction of an 8,100 square foot <br /> maintenance building, as shown on the Plan dated September 25, 2008. The proposed single family <br /> residence is not permitted. (Use type: Temporary Corporation Yard [Development Title Section 9- <br /> 605-51) <br /> (1) TEMPORARY USE: This permit is for a temporary use. This permit becomes <br /> void when one or more of the following occurs: <br /> (a) All Quarries within 2 miles of the project site have stopped excavation and <br /> processing activities. <br /> I <br /> i (b) The Site Approval application has been approved for over 18 months and the <br /> project site has not been used for its permitted use for one year or longer. <br /> I (2) USE RESTRICTIONS: This approval is restricted to the maintenance, storage, <br /> and parking of trucks and trailers used exskw4vely primal for the hauling of <br /> materials to or from quarries located within 2 miles of the project site. <br /> Finding No. 5 <br /> The use is compatible with adjoining land uses. <br /> This finding cannot be made for the single family residence because the site is <br /> located between two approved quarries. Trucks, noise,dust and vibrations <br /> associated with the quarries are incompatible with the proposed residential use. <br /> This finding can be made for the proposed temporary corporation yard because the <br /> approval is restricted to the maintenance, storage, and parking of trucks and <br /> trailers used exe-tusivet`T primarily for the hauling of materials to or from quarries <br /> _located within 2 miles of the project site. <br /> I <br />
