CONDITIONS OF APPROVAL <br /> SA-93-12 <br /> Harvey & Ruth Berndt <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for the storage of equipment associated with a tree trimming business. <br /> The tree trimming business may be relative to the Farm Services use type or the Nursery <br /> Sales, Landscaping Services, use type. Storage areas for the following equipment shall <br /> be shown on the improvement plan: <br /> (1) One boom truck. <br /> (2) Two dump trucks. <br /> (3) Two chippers. <br /> (4) One stump grinder. <br /> b. Three automobile parking spaces are required, including one space for the physically <br /> handicapped. (Development Title Section 9-1015.3) <br /> C. No storage or other activities associated with this use shall be permitted in the area of <br /> this parcel that is designated Open Space/Resource Conservation on the General Plan. <br /> d. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust free surface. (Development Title Section 9-1015) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $222.09 per <br /> daily trip-end generated in the Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolutions R-90304 and R-91-1025) <br /> b. Provide proof of legal use for the access road crossing the Southern Pacific Railroad <br /> tracks.
