CONDITIONS OF APPROVAL <br /> PA-1200133 <br /> Hill <br /> Site Approval Application No. PA-1200133 was approved by the San Joaquin <br /> County Community Development Department on October 28, 2013. The effective <br /> date of approval is November 7, 2013. This approval will expire on May 9, 2015, <br /> which is 18 months from the effective date of approval, unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been <br /> issued and remain in force, and (3) all necessary permits from other agencies have <br /> been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Corinne King, [209) <br /> 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT". The Site Plan required as a part of the building permit must be prepared <br /> by a resisted civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST" for details). Foundation and soils investigation shall be conducted in <br /> conformance with Chapter 18 of the California Building Code at the time of permit <br /> application. A fee is required for the Site Plan review. (Development Title Section <br /> 9-884) <br /> b. APPROVED USE: This application is for a religious assembly with a maximum of <br /> 99 members to be constructed in 3 phases over 10 years and a sign height <br /> modification request. Phase 1, with building permits to be issued within 18 <br /> months from the effective date of approval, is the construction of a 4,500 square <br /> foot religious assembly and multi-purpose building and a sign modification <br /> request for a monument sign from the permitted height of 4 feet to 10 feet. <br /> Phase 2, with building permits to be issued within 5 years from the effective date <br /> of approval, is the construction of a 3,420 square foot storage building. Phase 3, <br /> with building permits to be issued within 10 years from the effective date of <br /> approval, is the construction of an 8,190 square foot religious assembly building <br /> and the conversion of the existing religious facility assembly building to a multi- <br /> purpose building, as shown on the revised site plan dated August 16, 2013. No <br /> school or daycare is being proposed. (Use Type: Religious Assembly- <br /> Neighborhood) <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits.
