h. SCREENING: Screening shall be provided and comply with the following: <br /> 1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the <br /> east property line. SIGNS: Signs shall comply with the following: <br /> 1) All portions of any sign shall be set back a minimum of five (5) feet from any <br /> future right-a-way line, including any comer cut-off (snipe). (Development Title <br /> Section 9-1710.2[g]) <br /> 2) Monument sign shall not exceed sixty (60) feet per sign face. (Development <br /> Title Section 9-1710.4[c][1][B]) <br /> 3) Monument sign shall not exceed 10 feet in height. (The applicant requested a <br /> sign modification) <br /> j. BUILDING CODE REQUIREMENTS: The following California Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> 1) The proposed use will have a A-3 occupancy. <br /> 2) A grading plan shall be submitted and approved and a grading permit issued by <br /> the Building Inspection Division prior to performing any excavation or filling of <br /> earth material. <br /> 3) The Construction Site Plan shall indicate the following: <br /> a) Provide parking for the physically disabled. The space(s) shall be located <br /> as close as possible to the primary entrance (C.C.R., Title 24). <br /> b) Provide identification signs for the parking spaces(s) including the "tow <br /> away" sign at each entrance or visible from each space (C.C.R., Title 24. <br /> c) The slope of a parking space shall not exceed '% inch per foot (C.C.R., Title <br /> 24). <br /> d) Provide on van parking space. <br /> 4) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24) Uniform Plumbing Code, Table 4-1. <br /> 5) Provide engineered plans for structures, accessible restrooms, and parking. <br /> 6) Soils Report <br /> a) All recommendations of the Subdivision Soils Report shall be incorporated <br /> into the construction drawings. <br />
