Phase One, with building permits to be issued within 18 months, is the construction of a 4,500 square foot religious assembly and multi-purpose building and a sign modification request for a monument sign from the permitted height of four feet to ten feet. Phase Two, with building permits to be issued within 5 years, is the construction of a 3,420 square foot storage building. Phase Three, with building permits to be issued within 10 years, is the construction of an 8,190 square foot religious facility and conversion of the existing religious facility to a multi-purpose building. No school or day care facility is proposed with this religious facility. This parcel is not under Williamson Act contract. The Property is zoned R-L(Low Density Residential) and the General Plan designation is R/L (Low Density Residential). PROJECT LOCATION: The project is located on the north side of West Larch Road, 2,040 feet west of Tracy Boulevard, Tracy(APN/Address: 212-170-02/11075 West Larch Road, Tracy)(Supervisorial District: 5). ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and proposed Negative Declaration are available at the Community Development Department. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than June 13, 2017. Comments or recommendations received after that date would not be used in staffs analysis and recommendation for this application. If you would like to receive notice of the staff determination for this project, please notify the Community Development Department in writing.
