SA-01-13 OF THE TRACY <br /> ISLAMIC CENTER (CIO ABDUL WAHID) <br /> The applicant, The Tracy Islamic Center, has submitted the above referenced Site <br /> Approval application for the construction of a mosque for the purposes of religious <br /> assembly <br /> (Use Type: Religious Services - Neighborhood). Under this use type, the project will be <br /> limited to a maximum of 249 parishioners attending the facility at one time. The <br /> structure will consist of a 31-foot high, two-story building with 4,000 square feet on each <br /> floor. The first floor will be used for religious functions and community meetings. The <br /> second floor will be used for prayer and educational space. <br /> The project site is located on the north side of Larch Road, 1800-feet east of Corral <br /> Hollow Road, west of Tracy. <br /> The Community Development Department has reviewed the application and will be <br /> recommending that it be approved subject to the following conditions of approval. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified,and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jeff Fisher, 488-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Pian required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br />
