An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway encroachment permits are for flatwork only—all vertical features, including but not limited to fences, walls,private light standards, rocks, landscaping and cobbles are not allowed in the right-of-way.) (Development Title Sections 9-1145.4 and 9-1145.5) 2. The frontage improvements for Larch Road shall be constructed in conformance with the standards for one- half of a sixty-foot right-of-way rural collector road. (Development Title Section 9-1150.2) 3. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record.)(Resolution R-00-433) 4. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee is based on the current schedule. (Resolution R-06-3 8) 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. 6. The site shall be designed to contain the storm water runoff on site and to prevent offsite sediment transport. 7. The developer shall provide drainage facilities and meet the requirements of San Joaquin County Development'Standards to prevent the increased runoff release rate of storm water from discharging onto other properties. Retention basins shall be fenced with six(6) foot high chain link fence or equal when the maximum design depth is 18 inches or more. Required retention basin capacity shall be calculated by a registered civil engineer, licensed contractor or licensed architect prior to release of Building Permit. 8. Draining stormwater from on-site into the County right-of-way roadway drainage ditch is not allowed Removal of existing 4"drainage pipe is required. (Development Title Section 9-1135) 9. Dischargers whose projects disturb 1 or more acres of soil or whose projects disturb less than 1 acre but are part of a larger common plan of development that in total disturbs I or more acres, are required to obtain coverage under the General Permit for Discharges of Storm Water Associated with Construction Activity (Construction General Permit, 99-08-DWQ). Construction activity subject to this permit includes clearing, grading and disturbances to the ground such as stockpiling, or excavation, but does not include regular maintenance activities performed to restore the original line, grade, or capacity of the facility.
