c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The new drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces and all major circulation drive lanes shall be surfaced and <br /> permanently maintained with a minimum of two (2) inches of asphalt concrete <br /> over an appropriate base. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. All other areas that are used for <br /> vehicular traffic shall be surfaced and permanently maintained with a chip seal. <br /> (2) A minimum of ten (10) new parking spaces shall be provided, including one <br /> which shall be van accessible. (two (2) spaces are required for every 1,000 <br /> feet of building area, One-half(0.5) space is required for every employee.) <br /> Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (Development Title Section 9-1015.3) <br /> f. LOADING: One loading space shall be provided. Each space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum <br /> height clearance of 14 feet. On-site driveways and maneuvering areas may be <br /> used in lieu of one of the loading spaces as long as maneuvering areas for <br /> delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, except that in no case <br /> shall driveways designated as fire department access be less than twenty (20) <br /> feet wide. (Development Title Section 9-1015.5[h]) <br /> In. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed.
